- England and Wales: tenants pay no agency fees; a holding deposit and a security deposit only.
- Deposit up to 5 weeks' rent in England (6 if rent is £50,000+ a year), 2 months in Scotland, 1 month in Northern Ireland.
- Your deposit must be protected in a government-approved scheme.
United States
- Deposit limits are set by each state: 1 month's rent in New York and California.
- Application fees are capped in some states.
- Get the lease in writing before paying anything.
Canada
- Ontario: only a last month's rent deposit. Quebec: no security deposit allowed.
- British Columbia, Manitoba and Nova Scotia: up to half a month. Alberta and Saskatchewan: up to one month.
- Use your province's standard lease where one exists.
Germany
- Deposit (Kaution) up to 3 months' cold rent, payable in 3 instalments.
- The landlord must keep it separate from their own money.
- If the landlord hired the agent, the tenant pays no agent fee.
Nigeria

- Agency fee, legal fee and caution deposit are common; we show each one before you commit.
- Never pay before a verified viewing or inspection.
